NIAGARA CITY LOFTS

The former South Junior High School in Niagara Falls, NY had been vacant for over a decade, and was headed for a tax payer funded demolition that would have cost approximately $1.2 million and left a large vacancy in the middle of a neighborhood. The building had suffered significant water damage and decay from the years of neglect and also contained lead-based paint, asbestos and other hazardous materials. In partnership with New York State Homes and Community Renewal, Empire State Development, the State Historic Preservation Office, the National Park Service and the City of Niagara Falls, CB Emmanuel Realty renovated the 110,000 SF structure into a beautiful complex, creating 61 mixed-income affordable apartment units and more than 20,000 square feet of commercial space. Residents have access to a community room with an attached kitchenette, state-of-the-art fitness facilities and interior bicycle storage space. The project utilized both state and federal historic tax credits and is now listed individually on the National Register of Historic Places.
